How to use the Crystal Ball MLS Real Estate Search
to Find Homes in Solana Beach and Del Mar
1) In the green area, set your parameters relating to the home's design/location.
Registered/Registered-Plus features will be disabled (gray) until you log in.
2) In the blue area, specify the parameters on the homes for sale you want to investigate.
Each parameter narrows the number of homes for sale that will
be displayed (i.e., the home must satisfy all the characteristics; if two checkboxes are checked, only homes that
satisfy both will be included on the list).
3) In the yellow area, select the output format: Google map or tabular list. Each format has its advantage. The map allows you
to see where the homes are; the list allows you to email listings to yourself and review remarks. The choice is not a big deal since you
can switch easily between display formats.
4) Please understand that any selection criteria may not generate perfect results (i.e., there may be a home on the list that should not be there or one may be missing). Don't hesitate to ask us any questions.
"Motivated Seller" means that there are objective indications that the seller
may be motivated. "Possibly Motivated" means that the listing agent has given indications
that the seller may be motivated but may not have supplied an explanation as to why that is the case. (Some agents say sellers are motivated--even when they
are not--in order to get ANY offer made.)
"Lowest price in the area" means that it is the lowest priced home
in its class (detached or attached) in an area about 1/3 mile radius.
Price per square foot (PPSF) in the bottom quartile" means that this home is in the 25% least expensive
homes for its class in the coverage of this site for homes reporting square footage.
No media may reflect lesser marketing efforts by the listing agent.
Time on Market - Sellers whose homes are on the market for more than 90 days may be more prone to make a deal.
Big value ranges may reflect either a misunderstanding of the market or of the value of the home.
"Lowest price per square foot (PPSF) in the area" means that it is the least expensive per
square foot in its class for the homes that are reporting square footage.
Trustee/Estate sales mean that a third party is responsible for the sale and may need to get rid of the
property so that the matter can be closed.
Rebate homes are those homes that have enough commission that we will provide a rebate to our buyers.
Previously Listed/Expired -
Relisted homes that don't show up on the time-on-market list will be displayed on this list if they
were relisted within 60 days of going off the market.
HTeam Fixer list identifies those homes that have a high likelihood of being a fixer upper, from cosmetic fixers to total tear-downs.
HTeam Value Pick (price) is an exclusive statistical algorithm that compares every home's price with prior sales
nearby. The algorithm flags those homes that have a high likelihood of being under priced and thereby have significant appreciation/equity opportunities.

Because this statistical reference will sort through 1000 homes in seconds, it can be extremely valuable to investors trying to quickly identify the
equity opportunities.
HTeam Value Pick (PPSF) is similar to our exclusive price algorithm, but instead bases its conclusions on
price per square foot of prior sales.

The search results that you will get may not be perfect. Sometimes homes are included when they should not be and vice-versa.
If you do find a mistake, please let us know. That will allow us to refine the algorithms
even more! Since the results may have errors, you should always use tools like this in
